Dial-in, deep-penetrating protection for porous brick and stone at project scale
Uneven substrate absorption, streaking, and surprise darkening make mineral facades a gamble. Crews waste time juggling multiple sealers for brick, sandstone, and light concrete. Over-application leads to sheen and ghosting; under-application drives callbacks for efflorescence and freeze-thaw damage. Shipping premixed water across sites burns margin and ties up pallets that don’t pull their weight.
Mineral Guard Concentrate solves it with a water-based, silane/siloxane impregnation system you dilute to match the substrate. It penetrates without filming, so color and texture stay natural while capillary water uptake drops fast. Wet-on-wet application evens out thirsty sections. Low odor, UV-stable, alkali-resistant, and breathable - so moisture can exit while rain and meltwater can’t get in. One concentrate, tuned on-site for different mineral profiles.
Built in our 30,000 sq ft plant in Pampa, Texas, backed by roughly 40 years of formulation know-how. We run tight QC, scale cleanly from pilot to pallets, and private-label it in your brand with consistent spec. Ship in 1.3 gal and 5 gal, or go drums/totes. Your artwork, your SDS/TDS, your margin - factory-direct without distributor overhead.
- Adjustable dilution targets varied porosity across brick, sandstone, and light concrete
- Non-film forming, breathable barrier maintains natural appearance without sheen
- Low-VOC, water-based chemistry with deep penetration and strong alkali resistance
- Wet-on-wet application evens thirsty zones and minimizes lap marks and callbacks
- Concentrate format cuts freight, storage, and on-site handling versus premix
- Built for freeze-thaw and UV exposure to stabilize facades season after season
Preparation: Clean and thoroughly dry the surface. Remove efflorescence, dust, and residues. Allow 24 hours after pressure washing. Mask glass, metals, and non-target surfaces.
Dilution: Start at 1:4 (concentrate:water) for high-absorption brick and sandstone. Use 1:6 for most light concrete. On denser mineral substrates, test up to 1:9. Mix gently; do not whip air.
Application: Use a low-pressure pump sprayer or airless (0.015–0.019 in tip). Apply a flood coat to refusal, letting the surface stay wet for 3–5 seconds. Where needed, apply a second coat wet-on-wet within 5 minutes. Back-roll to level and prevent runs. Do not allow puddling.
Conditions: Substrate and air 40–95°F and rising. Avoid hot, windy midday. Keep dry for at least 6 hours after application. Full performance develops in 24–72 hours.
Coverage (applied solution): 100–200 sq ft/gal on porous brick and sandstone; 150–300 sq ft/gal on light concrete. Always test a small area to confirm appearance, absorption, and rate.
- Reduces capillary water absorption by up to 80% on high-porosity masonry
- Cuts visible efflorescence callbacks by 30–50% on treated facades
- Improves time-to-wet by 2–3x versus untreated control panels
- Reduces surface scaling mass loss in freeze-thaw exposure by 30%+
- Extends cleaning intervals by one to two maintenance cycles
Factory-direct means you buy formulation depth, not distributor markup. We build the chemistry to suit the substrate and give you a concentrate that ships lean and performs hard. With production in Pampa, Texas, you get short lead times, predictable QA, and a domestic supply chain that doesn’t wobble. We private-label cleanly - your artwork, your documentation, your brand value - while you keep the margin that middlemen consume.
