Knock down algae and mold fast, and slow the comeback on exterior builds.

Streaked facades, slippery walks, and roof stains drag down appearance and invite callbacks. Crews waste hours re-wetting, scrubbing, and fighting shaded, damp exposures that keep growing back. Bleachy brews can haze metals, scorch plants, and tie your schedule to warm, dry days. You need a wash that penetrates, lifts, and clears out biological fouling without punishing substrates or your margins.

BioGrowth Wash is a professional exterior cleaner built for operators who measure results in square feet per hour. Its wetting system penetrates porous masonry and shingles to unseat biofilm at the root, then rinses clean to restore surface color. Surface-active inhibitors help slow regrowth after you leave, reducing repeat visits. It sprays smoothly through soft-wash rigs or pump sprayers, clings for dwell, and works across a wide temperature window to keep your calendar moving.

Made in Pampa, Texas in our 30,000 sq ft plant, every batch is QC-checked and traceable, backed by nearly 40 years of formulation experience. We supply drums and pails for contractors and property teams, and turnkey white-label for distributors and brand owners - custom scent, dye, and label compliance included. Your label. Our chemistry. Factory-direct consistency.

    • Penetrates porous masonry and shingles to unseat embedded biofilm at the root.
    • Residual surface-active inhibitors help slow regrowth on shaded, damp exposures.
    • Performs from 40–120°F to widen scheduling windows in variable climates.
    • Low-foam formula sprays, clings, and rinses clean with minimal residue.
    • Soft-wash and low-pressure compatible to protect delicate facades and roofs.
    • Made-to-order with tight QC and batch traceability for repeatable field results.

Test a small, inconspicuous area. Pre-wet surrounding vegetation and cool hot surfaces. For heavy growth, dilute 1:3 (product:water). Moderate soil, 1:5. Maintenance film, 1:10. Apply with a low-pressure sprayer or soft-wash system from bottom up to prevent streaking. Keep the area uniformly wet; do not allow to dry.

Allow 10–15 minutes of dwell. On stubborn, embedded growth, extend dwell up to 20 minutes and agitate with a soft brush. Rinse thoroughly top-down with low pressure until runoff is clear. Avoid application in direct sun, high wind, or when surface temperatures exceed 120°F; ideal ambient range is 40–90°F.

Do not mix with bleach, acids, or ammonia. Rinse glass, bare metals, and sensitive finishes promptly. Reapply as needed based on exposure and maintenance cycles.

    • Covers approximately 150–300 sq ft per diluted gallon, substrate dependent.
    • Lifts visible green/black staining within a 10–15 minute dwell window.
    • Delays regrowth by 3–6 months versus water-only rinsing, typical conditions.
    • Enables low-pressure rinsing ≤1000 psi on most facades after dwell.
    • Reduces repeat service frequency by 1–2 quarters on shaded elevations.

Buying direct from our Texas plant cuts the distributor layers that add cost but not performance. You get formulation depth built over four decades, with wetting, lifting, and inhibitor balance tuned for real-world dwell and rinse. Batch control, fast turns, and technical support come standard. Private label without third-party delays - your branding on consistent chemistry, filled and shipped from Pampa, TX on your schedule.
