- 02Facility managers with light stucco and EIFS
- 03Property maintenance on vinyl and painted masonry
Cut through heavy algae and mold on light exteriors without babysitting dwell time.
Heavy growth doesn’t just look bad. It eats schedules. Crews circle the same light stucco, EIFS, vinyl, and painted masonry with mild cleaners that stall out on dense biofilm. Long dwell times, streaking on light colors, callbacks after the next rain - every hour wasted is margin gone and a calendar that slips into the next job.
BioGrowth Strong Wash is built for these problem sites. It attacks stubborn algae and mold, breaks biofilm adhesion, and lifts shadowing where maintenance cleaners plateau. Cling-optimized surfactants hang on verticals and soffits, so active chemistry stays where growth lives. It rinses clean without chalky residue, minimizing streaks on light-colored substrates. Run it through soft-wash rigs or apply by pump sprayer. When the job calls for more bite, this is the bottle that moves the needle.
Formulated and manufactured in our 30,000 sq ft facility in Pampa, Texas, we’ve spent ~40 years tuning cleaners that perform in the field, not on a spec sheet. Private-label ready with consistent batch QC, traceable lot codes, and labeling/pack-out to your standards. Put your brand on chemistry that earns repeat contracts.
- High-load actives break biofilm so growth releases with a low-pressure rinse.
- Cling-optimized surfactants improve dwell on vertical facades and soffits.
- Buffered strength tuned for light substrates, reducing shadowing and streaks.
- Effective in cool or warm conditions; optimal from 40–90°F ambient.
- Built for soft-wash rigs; downstream, X-jet, or pump sprayer friendly.
- Factory-direct white-label with tight QC and traceable lot codes.
Preparation: Test a small, inconspicuous area. Protect nearby plants and non-target surfaces. Pre-wet vegetation and rinse again after cleaning. Avoid application to unsealed/bare metals and polished natural stone.
Dilution: For heavy growth, start 1:3 to 1:5 with water. For moderate soils, 1:6 to 1:10. Adjust based on surface porosity and severity. Use soft-wash pumps, downstream injectors, or pump sprayers. Calibrate equipment to achieve the target on-surface ratio.
Application: Apply bottom-up to reduce streaking. Allow 5–10 minutes of dwell; do not let product dry. Agitate with a soft brush on stubborn areas. Rinse thoroughly with low pressure (800–1,500 psi as the substrate allows) or high-flow hose. On porous substrates showing deep shadowing, a second pass may be required after dry-down.
Temperature and conditions: Works from 40–90°F. In hot, sunny conditions, shorten dwell and keep the surface wet. In cooler weather, extend dwell within safe limits. Do not mix with other chemicals.
- Up to 30% less labor time versus maintenance cleaners on heavy growth.
- Coverage of 800–1,200 sq ft per diluted gallon, depending on porosity.
- Visible collapse of surface growth within 5–10 minutes of dwell time.
- Reduced callbacks by 20–40% on recurring facade routes.
- Improved brightness on light substrates after a single full rinse cycle.
