Gel that stays put on verticals to clean facades without the runoff
Vertical cleaning wastes time when chemistry slides off the wall. You fight gravity, sun, and wind while thin liquids streak, flash-dry, and leave drip marks that force rework. Water usage goes up, catch basins fill fast, and dwell windows close before soils let go - especially on tall masonry, textured brick, or painted stucco.
Facade Wash Gel solves the hang-time problem. It’s a lightly thickened cleaner engineered to wet, cling, and stay active on vertical stone, brick, concrete, plaster, and select painted systems after testing. The gel body controls runoff and extends dwell so surfactants can lift soot, traffic film, and environmental grime. It brushes and sprays easily, rinses clean without film, and helps deliver uniform results with fewer passes in hot or cool conditions.
Formulated and filled in our 30,000 sq ft facility in Pampa, Texas, this product reflects nearly 40 years of formulation and scale-up know‑how. We offer it factory-direct for your brand: private label or contract manufactured with your label, dye, fragrance, and viscosity targets, plus SDS/TDS support and lot traceability. Consistent batches, short lead times, and no distributor layers.
- Gelled body controls runoff and maximizes dwell on vertical substrates
- Brushes or low-pressure sprays smoothly; rinses clean without sticky residue
- Balanced surfactant system targets soot, traffic film, and atmospheric grime
- Field-friendly in hot or cool conditions; resists flash-drying and streaking
- Compatible with stone, brick, concrete, and painted facades after testing
- Water-based, non-flammable formula for contractor and facility workflows
Personal protection: gloves, goggles, and appropriate clothing. Protect adjacent metals, glass, and landscaping. Always test a small, inconspicuous area to confirm dilution, dwell, and substrate compatibility.
Dilution: For heavy carbon or baked-on grime, use product as supplied. For general atmospheric soil, dilute 1:1 to 1:5 with water. For light maintenance films, 1:6 to 1:10. Mix gently to avoid foaming.
Application: Apply bottom-up by low-pressure sprayer or brush to achieve a uniform, non-sagging film. Work in manageable sections. Agitate with a soft to medium brush on textured surfaces.
Dwell: Allow 5–15 minutes at 50–90°F. Do not let the gel dry. Re-wet if needed. Shade hot surfaces and avoid direct sun or high wind where possible.
Rinse: Rinse thoroughly with low to moderate pressure (800–1500 psi) and ample water. Use a bottom-up wetting pass, then a top-down final rinse to avoid streaking. Repeat steps on stubborn areas as required.
Compatibility notes: Suitable for most mineral facades and many painted systems after testing. On calcareous stone and sensitive coatings, confirm no etching or color change on a test patch. Mask soft metals; rinse glass promptly.
- 5–15 minute vertical dwell window at 60–80°F without excessive sagging
- 1–2 cleaning passes on typical soot and traffic film instead of 3–4
- 20–30% reduction in rinse water versus comparable non-gelled cleaners
- Fewer drip marks and touch-ups, cutting detail time by 25–40%
- More uniform cleaning across textured masonry with less streaking
