Biodegradable facade wash that removes grime without biting into the substrate
Your crews need a maintenance cleaner that actually moves soot and traffic film without risking etched glass, dulled anodized, or streaked EIFS. Neutral soaps make you scrub forever. Restoration acids are overkill, slow to stage, and risky on mixed facades. Every extra pass burns labor, lift time, and water.
Facade Wash 102 is the middle gear that gets you home. We built a balanced surfactant/solvent package that lifts atmospheric dirt, grease, and surface pollution fast, then rinses clean. Non-acid and non-caustic, it’s tuned for routine and moderate exterior cleaning across painted metals, sealed masonry, precast, concrete, vinyl, and EIFS. Low foam for easy rinse-off. Compatible with foamers, pump sprayers, and downstream injection so you can cover footage without babysitting chemistry.
Formulated and batched in our 30,000 sq ft plant in Pampa, Texas, by a team with four decades of formulation under their belts. We control raw materials, QC, and fill so you get predictable results and reliable supply. Private label ready with your label, your SKU, and your spec - case goods to drums - without the distributor markup.
- Balanced non-acid formula targets soot and traffic film without etching
- Proven on painted metal, sealed masonry, EIFS, precast, and concrete
- Runs in foamers, pump sprayers, and downstream injection reliably
- Fast-rinsing, low residue to reduce window spotting and streaks
- Biodegradable surfactants aligned with facility discharge practices
- Offered in case, pail, and 55-gal drums for contractor logistics
Dilute based on soil load. Routine film: 1:10–1:20 with water. Moderate buildup: 1:4–1:8. Apply by low-pressure foamer or pump sprayer from bottom up to control runs. Allow 3–5 minutes dwell; do not let dry. Agitate stubborn areas with a soft brush if needed. Rinse top down with clean water using a wide fan tip. Recommended surface temperature 40–120°F and work in shade when possible.
Pressure washer downstream: Target a final on-surface dilution of 1:10–1:20. Pre-soak heavy soils at 1:4–1:8, then follow with downstream application and a thorough rinse. Avoid high-pressure close-in work on EIFS and aged coatings. Always test in an inconspicuous area first. Safe for painted metal, aluminum cladding, sealed stone, precast, concrete, vinyl, and glass. Use caution on unsealed natural stone (limestone, marble) and reactive metals; rinse promptly.
- Removes atmospheric soot and grease films within a 3–5 minute dwell
- Effective maintenance cleaning at up to 1:20 dilution ratios
- Reduces manual brushing time by up to 30% vs neutral soaps
- Delivers a uniform, streak-free finish after one high-pressure rinse
- Supports downstream injection to cover 5,000+ sq ft per mixed tank
