Quit masking odors. Use living chemistry that keeps working after you leave.
Odor complaints drain time and credibility. Trash rooms, chutes, lift stations, loading docks, and restrooms can smell fine at clock-out and foul by morning. Fragrance bombs last an hour. Caustics and solvents upset tenants, corrode metal, and don’t touch what’s embedded in grout, drains, and porous concrete. The job isn’t masking a symptom. It’s removing what’s feeding the stink.
SaraWest Bio Odor Neutralizer uses a high-cell bio-enzymatic consortium with a modern surfactant system to break down organics at the source - proteins, fats, starches, and urine residues - on contact and over time. It’s pH-neutral, non-caustic, and low-foam, so operators can spray, mop, or foam without residue that re-attracts soil. The culture blend remains active in cracks, grout, and drains, delivering continued odor suppression after the crew leaves. No heavy solvents, no harsh acids, no perfume cover-up.
Formulated and filled in our 30,000 sq ft plant in Pampa, Texas, this line leverages nearly 40 years of formulation and scale-up experience. We build it the same way for your brand or ours - tight QC, consistent cell counts, and dependable supply. Private label options include scent level, dye, and concentration, with your artwork on bottles, jugs, or pails. Factory-direct means you control cost-per-use and lead times without a distributor adding layers.
- Bio-enzymatic consortium destroys odor-causing organics instead of masking them.
- High cell-count concentrate keeps working in grout, drains, and porous concrete.
- pH-neutral, non-caustic, non-solvent; safe on concrete, tile, metal, and rubber.
- Low-foam formula for sprayers and auto-scrubbers; leaves no sticky residue.
- Performs across 40–120°F; active in typical facility and waste-handling conditions.
- Fragrance-optional, non-masking finish leaves spaces neutral, not perfumed.
General floors and hard surfaces: Dilute 4 oz per gallon of water (1:32). Mop or spray to wet the surface. Allow 10–30 minutes of dwell and air dry. Do not rinse.
Heavy odor on concrete, dumpsters, compactors, and chutes: Dilute 1:10 to 1:20 (13–6 oz per gallon). Apply by low-pressure sprayer or foamer to coat surfaces. Keep wet for 20–30 minutes; re-wet if needed. Let air dry.
Drains, traps, and lines: Dose 4–8 oz per drain during low-flow periods. Allow 6–8 hours without flushing for best contact.
Porous substrates and soft surfaces: Dilute 1:8 (16 oz per gallon). Saturate the area, allow 20–30 minutes, then blot; leave residual to continue working.
Use water between 60–100°F. Avoid hot water above 120°F. Do not apply with or immediately after bleach, quats, or oxidizing disinfectants. Schedule bio application after sanitation steps and once residues are flushed.
- 70–90% reduction in perceived odor intensity within the first hour on organics.
- Sustained odor suppression for 24–48 hours as residual cultures remain active.
- 30–50% fewer odor-related complaints per building over a 60‑day period.
- 40% reduction in reapplication frequency versus perfume-based deodorizers.
- 10–20% improvement in drain flow where organics contributed to restriction.
